Above all things, we value your happiness . . .

William Fox Homes develops communities with a passion for excellence in all we do. We value long-term relationships and are committed to improving the areas where we choose to build homes.

You build your life. We’ll build your home. Together, we build happiness.

Who are we? If we only built homes, we’d probably call ourselves a homebuilder. But our homes are more than just places to live, so we like to think of ourselves as dream builders. And we dream big - because we know that you do too.

At William Fox Homes, we concentrate on delivering on a promise of excellence. Our home designs will meet and even exceed your expectations for quality, value, comfort, convenience and location. And our home environments are always family-friendly.

Inspired by your needs, we revitalize existing communities with new collections of carefully tailored homes offering the best of modern design, home technology and lifestyle-enhancing amenities.

From townhomes to single-family homes throughout Southern California, we make dreams come true - and not just for our buyers. At a recent benefit, we raised money for the Pomona Valley Boys & Girls Club, and we donated scholarship funds to the USC Alumni Club of the Inland Empire to help support a local student.

Your vision of homeownership is our business, but we’ll never treat you like the bottom line. Your happiness is our ultimate success, and we work hard so that instead of settling on your dreams, you can finally live them.

As president of The William Fox Group and William Fox Homes, he sets the strategic vision and directs long-range planning for both companies, while personally conducting such major business development activities as land acquisition and obtaining financing. He also is an integral part of the project design process for all commercial, industrial and residential projects. Bill has built a strong management, design and administrative team to pursue the infill niche market he has carved out.

    1. Choose your new home
Select the floorplan and homesite that best meets your needs.
    2. Sign a purchase agreement
Together with payment of an earnest money deposit, this confirms your selection of a plan and homesite. It also takes your new home off the market.
    3. Complete your loan application
Meet with your loan officer within 10 days of signing your purchase agreement to work together on selecting the financing plan that works for you.
    4. Obtain homeowner’s insurance
William Fox Homes highly recommends having proper insurance coverage. We will assist in selecting the policy that is right for you.
      30-day reminder
"Things to Do" in the final month before you move in. The finishing touches will be put on your new home and you will be getting ready for the move.
    5. Make your design center appointment
Now comes the time for choosing the flooring and upgrades that will add those important personal touches to your new home.
    6. Give notice… 30 days in advance, if renting.
Lock-in loan rate…with your loan representative and check that there are no outstanding conditions to slow the closing process. Set up utilities... including gas, water, electricity, trash, phone, cable, etc., for a day after you have your key. Schedule the movers… start packing!
    7. New home orientation
Approximately one week prior to move-in, we will join you for a comprehensive walk-through of your new home. We will make certain you understand how everything works and review important details of your home’s construction and amenities.
    8. Close of escrow
At this appointment with your escrow officer, which may last up to 1 ½ hours, you will review and sign all documents, which will then be notarized. You will need to bring a cashier’s check for the final closing amount and a photo ID. It may take 3 days from this time for the title of the home to transfer to your name.
    9. Pick up your keys
Once the transfer of ownership is recorded with the County Recorder, the home is officially yours and our sales counselors will give you a call to arrange for you to pick up your keys. Congratulations and welcome home!
    10. Customer service
At William Fox Homes, we are committed to building quality homes and ensuring complete customer satisfaction. We invite you to alert us to any repairs or warranty issues that may need attention once you have moved into your new home. We are at your service.

You have questions; we have answers. Check out what our buyers are often curious about and call us if you still have questions.

Does William Fox Homes have a mortgage division?
We do not have a mortgage division, but we do partner with some of the most trusted lenders in the business for each of our communities. Buyers are required to pre-qualify with these lenders but are not required to use their mortgage services.

Can I qualify to purchase a home if my credit score is less than perfect?
We strive to make homeownership accessible to more buyers by offering both single-family and attached homes at what we consider to be excellent values. The pre-qualification process with our preferred lender will determine if you are eligible to buy a home.

Can I lock in my loan rate?
Interest rates are typically locked in 30 days prior to the close of escrow. Your loan officer can provide more specific details.

Can I have a lawyer look at my sales contract?
Yes, feel free to have a lawyer look at your sales contract but keep in mind that our contracts for new home purchases are fixed documents and not subject to negotiation.

    What are CC&R?
The Covenants, Conditions and Restrictions established by a homeowners association to oversee the appearance, use, etc. of a community. Some communities may not include a homeowners association. Ask your sales representatives for more details.

When is the best time to buy a home?
There is no one right time to buy a home. We usually recommend waiting until you are financially sound and you have found a community and floor plan that suits your needs. Remember to factor homeowner's insurance and general maintenance into your budget.

Can I visit my home while it is still under construction?
Construction sites pose numerous hazards, so we ask our buyers to only visit their homesites during scheduled, guided inspections. You will have plenty of opportunities to review the construction process with one of our team members.

What if encounter a problem with my new home?
We always strive to resolve any concerns you may have – whether it's during the construction process or after you move into your new home. Speak with your construction superintendent or visit the Customer Care section on our site.

Follow our planning tips to help eliminate stress on moving day, and you’ll be able to start enjoying your new home sooner!

    • Pick your day: Once you settle on a moving date, reserve a truck if you plan to move yourselves or call professional movers for quotes and to schedule services.
    • Organize your move: Create a file for storing important moving information and receipts. Some moving expenses are tax deductible, so check with the Internal Revenue Service on which receipts you should keep.
    • Lighten your load: Make your move easier by getting rid of things you don’t need. Either have a yard sale or donate your items to a local charity.
    • Moving materials: Start collecting boxes and packing materials if you plan to do your own packing.
    • Get insurance quotes: You will need proof of insurance before closing on your new home, so contact your insurance agent or call around for rates. Also arrange to transfer your auto insurance to your new address.
    • Change of address: Update the post office with your new address either online or at your local post office. Also change your address on all of your bills and magazines.
    • Find a sitter: Arrange for a babysitter for any young children on the day of your move so you can concentrate on packing last minute items and loading your boxes and furniture. You may also want to arrange for a friend or kennel to watch your pets on moving day.
    • Get connected: Arrange for the utilities to be turned off at your old place and on at your new home. If the move requires you to change utility companies, be sure to leave your new address for any remaining bills or charges to your account.
    • Learning exercise: Have children write their names and new address on their boxes so they can learn their new home address.
    • Valuables: If you are hiring movers, be sure to carry irreplaceable items such as jewelry, photos and stock certificates yourself.
